Advantages
Unlike a conventional builder / developer option where land is sold to a single option holder at a "negotiated" value which may be significantly less than the true market value, we offer consented land to the open market, usually by formal or informal tender, thereby ensuring that the maximum price is achieved for the land.
The Promotion of land is an expensive and highly complex process, whereby LPP Developments will coordinate a multi-disciplined team of consultants in order to ensure the smooth sailing of development land through the planning process. Typical projects would undoubtedly require the services of Planning Consultants, Architects, Ecologists, Highway Engineers and many more consultants in order to best promote the site through the planning process.
Result
Once planning consent has been granted we will offer the consented land to the open market, usually by way of formal or informal tender, and to the highest bidder. The landowner will then receive the money for the sale of the land, minus a percentage agreed for our costs.
